Buying, Selling or Renting a home has become a complicated process.  Real estate transactions in Waterways are not only regulated by federal and state laws and county ordinances but must also comply with the  “Declaration of Covenants”, “Articles of Incorporation,” and “Bylaws” also known as HOA Governing Docs.” These documents are officially recorded with the Collier County Clerk of Court office and are available on that website. Request a Certificate of Estoppel from Alliant Property Management, LLC. This will identify any outstanding fees or fines owed to the HOA.

The Collier County government’s website, CollierCountyFl.gov, has useful information about county and state services and requirements. Select “Residents” from the menu.  

  • Electricity is provided by Florida Power and Light (FPL). 
  • Water and Sewer is provided by Collier County.  Each home has a separate account.
  • Trash (Tuesday & Fridays) and Recycling (Tuesdays)  is provided by the County and is included with property taxes. 
  • Collier County Recycling Collection facility is located north of Waterways on 39th Ave. NE.
  • Bulk cable TV and Internet is provided by the Homeowner’s Association to each home.  The infrastructure is fiber optic.  Premium channels, sport and other packages can be purchased by individual residents from Comcast. 
  • Collier County Sheriff provides law enforcement. 
  • Waterways is in the North Collier Fire and Rescue District. 
  • Corkscrew Elementary School and Corkscrew Middle School are adjacent to Waterways and Palmetto Ridge High School is walking distance.
  • Big Corkscrew Island Regional Park is to the north and east of Waterways and is part of Collier County park system
