Dear New Homeowner:

On behalf of the Board of Directors of WATERWAYS OF NAPLES HOMEOWNERS ASSOCIATION, we want to welcome you to Waterways of Naples. We know that moving into a new home can be hectic and you have many things on your mind, the least of which is your homeowner’s association. However, we would be remiss if we didn’t call certain matters to your attention so that the standards of property values that caused you to purchase in Waterways of Naples are maintained.

You are living in a community that is governed by a Homeowners Association. Alliant Property Management handles the management and finances of the HOA. You will receive a coupon booklet in the mail for your quarterly dues from Alliant Property Management. Dues are due and payable on January 1, April 1, July 1, and October 1. All payments are to be made electronically or mailed to Alliant Property Management. Payments will not be accepted at the Waterways Clubhouse mailbox or in the office.

The Board of Directors normally meets the second Tuesday of every month at the Waterways of Naples Clubhouse, 925 Grand Rapids Blvd., Naples, FL 34120. The Board handles the affairs of the Association.

You should have received a complete set of the governing documents at your closing. These documents include the use restrictions, by-laws etc. Please take the time to review these documents, particularly the use restrictions in order to be in compliance with the rules and regulations. Should you need a complete copy of the association’s documents, a copy can be downloaded from the Collier County Clerk of Court’s website. Click on the “Home” tab on the main menu and then click on “HOA Governing Docs”.

Finally, you need to be aware that any change to the exterior of your home, whether it be painting, hurricane shutters, installing a fence, tree landscaping, pool, or an addition, needs to receive approval from the Architectural Review Committee, known as ARC. You may get a copy of the forms at the clubhouse office. The forms outline the required documentation needed for the association’s approval.

As the management company for your association, if you have any questions regarding the approval process, complaints, etc. please feel free to contact the Property Assistant during office hours or through the Alliant Portal.

Monday, Tuesday, Thursday, & Friday 8am-4pm (Closed for lunch 12pm-1pm)

Wednesday 11am-7pm (Closed for lunch 12:30-1:30pm)
