There are two Board Meetings in December.
The regular Board Meeting on Tuesday, December 7th at 7:00 pm
and
Tuesday, December 14th to review the 2022 Budget.
Waterways residents are encouraged to attend monthly Board Meetings.
This is a great way to learn what is going on in your community!
ANNUAL MEETING AND ELECTIONS FOR WATERWAYS
On January 20, 2022 the Annual Meeting and Election of Officers will occur.
Come out and meet the candidates on Dec. 2nd at the Food Truck Thursday. The Activites Committee will also host a “Meet the Candidates Night” at the clubhouse in early January. An email will be sent when the date is set. At this meeting you will be able to ask the candidates about their plans for your community. MESSAGE FROM THE PROPERTY MANAGER
HAPPY HOLIDAYS TO ALL WATERWAYS RESIDENTS
– Concrete Project
During the last few months several location in the community where impacted by concrete work. Unfortunately, the company is really being difficult to deal with. The HOA has sent several certified letters to notify the company that we are not happy with their work. We notified them that Waterways HOA will not be liable in case of injury or accident. I will keep monitoring the situation closely and make sure this project is completed as soon possible.
– Speed Humps:
This project is scheduled to start Monday, November 29, please see Astrid for location and map of proposed speed bumps.
– Gates:
There were several problems were reported over the past few weeks.
Presently everything is up and running, however, I still have complaints about the Oil Well Rd entrance regarding the arm not opening on the residence side. The problem is when you click to enter you need to point your clicker towards the gate house where the antenna is located on the right side of the door.
I encourage everyone to read the frequently asked question on the gates, that will help solve most of these problems.

– Rules & Regulations:
On November 16 the Board of Directors approved the Rules and Regulation of the Waterways of Naples. 2
The approved document is extremely helpful and will guide all residents on what to do and not to do in the community so as to comply with the bylaws.
A few changes regarding water craft, golf cart, and fishing forms are now in place. You MUST register with the HOA. Forms are available at the clubhouse or online.
– Maintenance / Roofs / Driveway :
There are major violation throughout the community. Over 12% of the roofs need to be clean. This is the major complaint I received in the office. I really need everyone to cooperate. If your roof needs repair and you are waiting for insurance or litigation, you must provide a letter to the HOA to avoid violations and fines. Several homeowners still have tarps on their roofs to protect water intrusion. If the tarp is deteriorated, therefor not protecting water intrusion, it may be considered a violation. Please make sure to comply. Keep in mind this is only for the best interest of the community.
– Email request:
If any homeowners DO NOT receive emails from the community you will need to sign a consent form with the property manager. Several homeowners emails were inadvertently dropped with the change over to Hayden & Associates. We apologize for this inconvenience. Consent Forms can be picked up at the clubhouse or online. If you need further assistance please send me an email.
– Trucks: A reminder to Homeowners. When you have a delivery or have a new vendor, PLEASE, advise them “THEY MUST USE THE OIL WELL ENTRANCE ONLY”. When they call you for entry, be sure they are at Oil Well Rd entrance. If not advise them to proceed to entrance on Oil Well. The Porte Cochere has been damaged numerous times.
– Management:
Hayden and Associates has recently merged with HomeRiver Group.

MESSAGE FROM THE ACTIVITIES COMMITTEE
Thanks all the homeowners who participated the the Annual Garage Sale last month. We had 50 participants and plenty of buyers.
The funds collected purchased an “Outdoor Movie Screen” for Movie Nights at the Chickadee Hut. If you missed the Movie Night in November, we will be having more in the new year.
The Activities Committee, while following CDC guidelines, would like to start planning more events for our awesome community. More events means more set up and breakdown, more creativity and input, more festivities and more FUN!! All of this will require more help and members! So if you can lend a helping hand, if you’re the creative type, or if you just like to meet some lovely people and have some fun, we want to meet you and join our committee!!!

Come one and all to the ANNUAL SANTA CLAUS PARADE with the Collier County Fire Department leaving the clubhouse at 2:00 pm.
Join us at the Clubhouse for pictures with Santa from 12:30 until 1:45 only.
We will have an ornament to take home to put on your tree and some light refreshments .
Children of Waterways don’t forget to have your Letter ready for Santa Clause. One of Santa’s Elf’s and helpers will collect your letter and give to Santa Clause.

WE NEED VOLUNTEERS
Joining or Chairing a committees affords the opportunity for residents to become involved in the decision making process and to become an integral part of the running of our community.
We have the following Committees that need a Chair and Volunteers:
Lakes Committee – Monitors conditions of lakes for vegetation, soil conditions & fish. Advises Board of Directors of corrective action as needed.
Landscape Committee – Inspects the common grounds for appearance & reports problems with Landscaping to the Board of Directors. Recommends improvements needed.
Neighborhood Watch & Security Committee – Conducts Safety and Security forums for residents. Recruits volunteers for Neighborhood Watch. Assist Homeowners preparing for hurricanes.

Activites Committee: We need a few more committee members to assist with events, by setting up and breaking at community events. Attend meetings ,and sponsored events.

Happiest of Holidays from the Architectural Review Committee!!!!
What is an Architectural Review committee?
In large communities, an architectural control committee is formed by the Board of Directors to oversee these standards and to ensure requests are handled in a timely manner. The purpose of the architectural review is to ensure uniformity throughout the community.
What does an architectural review committee do?
The Architectural Review Committee, or ARC, are ultimately the people who are responsible for interpreting and enforcing the architectural guidelines of the community.
NOTICE:
Homeowners may continue to submit ARC requests through email (WaterwaysARC@gmail.com), by dropping off in the Dropbox at the clubhouse, or by giving directly to Astrid, the HOA manager during her office hours. The ARC has resumed our normal meeting schedule and our December meeting dates will be 12/6 & 12/20 at 7pm in the clubhouse.

JUST A REMINDER:
Any changes to the outside of your home MUST be approved by email or letter by the ARC before any work commences. If you have any questions on whether a project involves an ARC request please email prior to starting the project. If you begin work prior to receiving an authorization number you may be subject to fines.
Please remember that all ARC requests must also have supporting documentation, included in order, to be reviewed. That list may be found under the ARC section of the Waterways website or in the boxes outside of the HOA office. For roofing/pool/large construction projects please include the contractor licensing and insurance information as well.
PLEASE INCLUDE A CLEARLY WRITTEN EMAIL ADDRESS ON YOUR ARC REQUEST!
We prefer to notify homeowners via email of approval/denial so that we have a written record.

CODE ENFORCEMENT COMMITTEE (CEC)
Hello Waterways residents, Happy December! We would like to thank all of the residents that follow the proper procedures (such as ARC approvals) and maintain homes and lawns that show the pride we all have in living in this fine community. In the months that follow, the CEC would like to concentrate on home exteriors. We would like all homeowners to look at each exterior for paint, roof, & driveway for pressure washing, painting, and general maintenance. PLEASE remember ARC Approval before making any changes or a fresh coat of paint. Violators are subject to fines and decrease our overall property values!

TENNIS
Come and join us for a friendly game of tennis on Monday, Wednesday and Friday from 8:00 am until 10:00 am. All skill levels welcome. Just meet at the courts at 8:00 am for a fun game of tennis. We are always looking for players of all ages and levels of play.

PICKLEBALL PLAYERS
Pickleball is a simple paddle game played with a baseball-sized Wiffleball over a tennis-type net on a Badminton-sized court. We have everything you need to play. We are so fortunate to have 2 pickleball courts right here in our Waterways community! We just need people to play!
